Plans Plus have been involved in a wide variety of projects over the last 30 years since its inception in 1981. Ranging from the simple solicitors deed plan, porch or conservatory to new houses, hotels and factories. We specialise in alterations and extensions to existing houses and are also involved with changes of use of buildings to other activities. The firm was originally set up by Bob Stuart and current Partner Colin Keir.

The firm initially traded as Stuart Design but after buying Bob out of the business in 1986, the name of the firm was changed to Plans Plus. The idea behind the name is quite simple in that we prepare plans, plus we do a whole lot more. Over the years the firm has seen the number of employees range from 6 to its current level of 3. It is a family business with the second partner of Catriona Keir and long serving draughtsman Ian Robertson who has been with the firm since 1985.

Our goal is simple. To guide our clients through the maze of designing, drawing (both manual and computer aided design are used) and the Local Authority hurdles before their dream home or extension can actually become a reality. Prior to commencing a project, we prefer to set out in writing the actual costs involved with a particular project where possible to let our clients know how much work we actually undertake, what we do not cover within our scope of work and exactly how much our fee will be for the work they want us to undertake. This includes the Local Authority fees which are set by the Council and are uniform throughout Scotland.

This allows clients to know exactly what their financial commitment to our firm will be and exactly what they will obtain in return. However, there are now so many additional elements required by the Local Authority that it is difficult to be pinned down in some cases to an exact fee. This is due to the requirement of involving Structural Engineers, SEPA, Sound Engineers, Bat Surveyors, pressure testing of dwellings, Fire Engineers and Energy Performance Certificate suppliers to name but a few. Each one could involve us in additional work and it is impossible to put a time on how long you could be involved with any one of these parties.
